Dynamic Brisbane duo launch RWC Gateway
After working together for almost a decade, commercial real estate team Jared Doyle and Jack Gwyn have taken their business to the next level, opening RWC Gateway.
A medical centre building east of Melbourne has sold for $3.45 million in a quick-turnaround off-market deal through Ray White Commercial Glen Waverley.
The property at 1401-1405 Ferntree Gully Road, Scoresby, had been owner-occupied for about 40 years.
Agents Ryan Trickey and Ben Ainsworth secured the listing after a campaign through another agency in late 2017 failed to find a buyer.
“After the owner reached out to our office, we looked at the strategy and understood the wrong buyer was being targeted,” Mr Trickey says.
“Once the value was ascertained, we redesigned the campaign. We had a two-staged approach, initially nominating a buyer in an off-market campaign prior to a planned relaunch of the property by way of a conventional marketing campaign.
“However, the sale was completed unconditionally off market within seven days of listing.”
Mr Trickey describes the buyer of the 2300sqm corner site as a private company with investment strategy.
“The two properties were sold as one, with vacant possession,” he says.
“The building had previously been occupied by one of the longest established medical practices in the area and the site has future potential for residential or commercial development.
“We are looking for a new tenant and already have interest from childcare and medical providers, as well as several specialty uses.”
