Ray White Commercial Glen Waverley, acting as conjunctional agent alongside selling agent Ray White Metro North, is pleased to introduce this substantial corner landholding at the gateway to the Bellarine Peninsula.

Comprising approximately 26,120m² of vacant land at the intersection of Bellarine Highway and Grinter Street, the property combines scale, highway exposure and a location approximately 7km east of Geelong's CBD.

Nearby service stations, hospitality businesses and vehicle, marine and caravan operators place the property within an established highway corridor connecting Geelong with the Bellarine Peninsula.

For purchasers seeking a substantial landholding to hold or investigate potential uses, this property warrants closer consideration.

Key features include:

• Land area of 2.612 hectares / 26,120m²*
• Prominent corner position on Bellarine Highway and Grinter Street
• Approximately 55.32m* of highway frontage, plus a 65.52m* corner splay
• Approximately 7km* from Geelong's CBD
• Vacant, unimproved land offered with vacant possession
• Electricity, gas, water, sewerage and telephone services running past the site
• Rural Living Zone

Previous planning investigations and supporting technical reports are available for review. A service station application affecting part of the land was refused at VCAT, and no planning permit is currently in force. Any proposed use or development remains subject to applicable planning controls and approvals.
